A Contracts Manager is a senior role which involves supervising the Site Management of the staff, operation and maintenance of plants/services, project works and building performance. It’s a Contracts Manager’s job to oversee the production of facilities maintenance and support services in the built environment.

As Contracts Manager, you will be typically run multiple projects which can be as varied as commercial building fit-outs to residential building development sites and contracts within new-build projects. Reporting to the Contracts Director, you will have complete project accountability from inception to client handover and will be adept at nurturing relationships to manage client interface.

Each building project will have to meet required milestones, with a smooth efficient delivery that meets the expectations and needs of client requirements.

Key requirements in Contracts Manager jobs

On a day to day basis, a Contracts Manager will perform some of the key duties outlined below:

  • Ensure the health and safety of the entire site and project.

  • Maintain quality and safety control procedures. Proof and prepare site reports, designs and drawings.

  • Motivate and drive the workforce in a productive and time-effective manner.

  • Focus on commercial returns and achieve project milestones.

  • Liaise with clients, professional staff including sub-contractors and the general public.

Background qualifications and expected salary 

Contract Managers will need to be experienced in the Building Services industry and have completed recognised formal Electrical or Mechanical training to at least city and Guilds level, preferably ONC/HNC or Higher.

The Official site for theConstruction Skills Certification Scheme (CSCS & CPCS) skills certificates will be invaluable to be considered for certain roles.

Contract Managers can earn on average between £55,000 to £65,000 in Glasgow and between £75,000 to £80,000 in London.
